Garage Builders Maine is an owner-run contractor serving homeowners across Kennebec, Lincoln and Sagadahoc counties, out of Augusta.
We build garages, ADUs, custom homes, decks, siding, and remodels, and we pour footings to at least 48 inches, deeper wherever a town's own frost line runs deeper, whether it is inspected or not.
Maine does not license general contractors, so we are upfront that vetting should mean checking insurance, references, and real past work, not a license number.
Every project starts with the owner walking your site in person and giving you a straight answer on cost and timeline, including the parts that run slow.
Garage Builders Maine is run by Seth Leichnitz
who worked his way up from laborer to project manager on custom homes and timber frames before starting the company.
- The owner walks every site. In person, before design. Not a sales rep who hands the job to a stranger once you sign.
- Built for a Maine winter. Footings poured to at least 48 inches, deeper wherever the local frost line runs deeper, so nothing shifts after the first hard freeze.
- Straight numbers and timelines. We explain what drives the price and name the slow parts up front, like permitting and material lead times.
- Someone who did the work. The owner framed and finished houses before estimating them, so the answers come from the job site, not a brochure.
- 6Years building across Central Maine
- 100+Garages sold and planned
- 1Owner who walks every job

Meet the owner: Seth Leichnitz
Founder and Owner, Garage Builders Maine · Waterville, Maine
You are not going to get handed to a sales rep.
I started on the tools in 2018. Laborer first, then project manager, mostly on custom homes, timber frames, and historic renovations around Central Maine.
Somewhere in there I put in three and a half years on the estimating and sales side. That is where I learned that most of what goes wrong on a job goes wrong before anyone picks up a hammer.
I started Garage Builders Maine in 2020. Since then I have built more than 50 garages and more than 30 homes start to finish, and I still walk every job myself. Not as a marketing line. It is how I know what is actually happening on your property.
- 8 years in construction
- 6 years running Garage Builders Maine
- 50+ garages built across Central Maine
- 30+ homes built start to finish
Training and certifications
- Associate's degree in sustainable construction, Kennebec Valley Community College
- OSHA 30-Hour construction safety
- OSHA 10-Hour construction safety
Maine does not license general contractors, so there is no license for me to wave at you. What I have is work you can go look at and a phone number I answer.
